We send work to a small network of trades and stay out of the way. In return we are strict about a few things.

What we expect

Licensing

Current license for the trade and the jurisdiction, on file with us and kept current.

Insurance

General liability and workers compensation, with certificates on file before the first job.

Responsiveness

You answer the Home Manager, you show up in the window you gave, and you say so early when you cannot.

You warranty your own work

The warranty is yours. We make sure it exists, we hold you to it, and we bring the customer's issue back to you rather than around you.

Team No Surprises

If you say a time, you show up at that time or you tell us early. If you see a risk, the whole team hears about it the moment you see it. A homeowner can live with a problem they saw coming.

Communication comes through us

We hold the relationship with the homeowner. Be friendly on site, but anything of substance (scope, timing, cost, complications) comes to the Home Manager and we deliver it.

Independent contractor terms

You work as an independent contractor, carry general liability of at least $1,000,000 plus workers compensation, and supply your own tools, materials and permits.

Homes on a maintenance schedule generate repeat work all year, not one call and silence.

No lead fees

You never pay us to be sent a job, and you never bid against a list of strangers.

We own the invoicing

We bill the homeowner and chase the payment. You invoice us, and we pay you within 30 days of the customer paying us.

One person to talk to

The Home Manager scopes the job, gets the approval and keeps the customer informed, so you do the work.
