Your home, handled.

One team that knows your house, takes on what it needs and what you have been meaning to do, and gets it done once you say go.

A well-maintained craftsman home with a welcoming front porch

Home ownership is hard.

The list is never done

You finish one thing and two more arrive. There is no version of the weekend where the house is finally caught up.

Nothing is ever easy

A small thing can take hours of time. Or worse, a small thing many times turns into a big thing.

It is the biggest thing you own

Falling behind on it sits with you quietly, even on the days nothing is broken.

The tax is decisions, not money

Who do I call, are they any good, is this price fair. Answering that three times a month is the real cost.

It's like having a landlord again, except this one works for you.

Someone else holds the list, knows the house, and takes the call. The difference is who they answer to. You decide what happens and when. We handle the rest of it.

How it works

Four steps. One team. Anything your house needs, from a spigot to a renovation.

  1. 01.Call, text or start free

There is a free plan: the full assessment and every project, no subscription and no card. Your ZIP routes you to the Home Manager who covers it.

  2. 02.We learn the house once

Your Home Manager records 150+ data points so nobody has to ask twice.

  3. Most Used Feature

03.Text, call or email when something comes up

One number, one person who already knows the house, and an answer instead of a research project.

  4. 04.We come back every quarter

The same person builds the maintenance plan with you, then does the hands-on work every visit.

Questions people ask first

If it is free, it is too good to be true.

No Catch. It's a real plan. We make money off of the vendors by effectively negotiating a discount from them for bringing them access to our customer base. Our customers pay the same price as if they'd called those vendors themselves. We make that pre-negotiated rate.

Think of it like Costco, we buy home services in bulk at a discount, you pay the normal rate. BUT, you only have to have ONE relationship for anything that comes up for your home. We'll get you multiple quotes, we'll negotiate scope, we'll help you think through the best option for your budget. All with vetted vendors who carry insurance and actually warranty their work.

Are you just trying to sell me stuff in my home?

No. We never recommend work because a vendor has capacity. Maintenance is us trying to prevent issues in the home. Projects are you deciding you want something. We are incentivized by volume and a long-term relationship, not one project.

Aren't you motivated to push for higher prices?

No. We make our money over years with the same house, not on any one job. The incremental dollar on a project is never worth the relationship, so we bring two quotes on anything above roughly a mortgage payment and push back on vendors ourselves.

Who actually does the work?

Licensed, insured vendors do the work and warranty it. We make sure it is warrantied, and we hold them accountable for you.

What happens on the quarterly visit?

Your Home Manager arrives for a scheduled, in-person visit every quarter, about an hour of hands-on work. They start by checking in on anything you have noticed since the last visit, then run the same core maintenance every time: moisture meter readings at every bath, the kitchen, the laundry and the water heater, the plumbing fixtures, the kitchen and laundry appliances, and the filters, replaced only when they are due. Each visit also covers the two seasonal jobs, photographed before and after. They update your Home Brief with what was found and what was done, and leave with a plan for the next three months. Between visits, they are available for anything that comes up.

Where do you work?

The Austin metro, across twelve cities: Austin, Westlake, Bee Caves, Spicewood, Round Rock, Georgetown, Cedar Park, Leander, Bastrop, Elgin, Buda, Kyle. That is 70 ZIP codes. Outside them, we put you on the waitlist and tell you the week we get there.

Tell us what the house needs. We take it from there.
