What the visits cover
Four visits a year. About an hour each: the same core maintenance every time plus the seasonal jobs, then the plan for the quarter. The same scope an employee would get paying for it themselves.
Water and plumbing
Readings, fixtures and shutoffs
- Moisture meter readings at every bath, the kitchen, the laundry, and the water heater. Every reading photographed and logged in your Home Brief.
- Run the fixtures and flush-test the toilets
- Check the toilets for rocking
- Shutoffs labeled at your first visit, then verified every visit after
- Water heater looked over every visit: corrosion, fittings, moisture reading at the base, expansion tank, and the unit's age on record
Kitchen care
Four hands-on tasks
- Disposal run, checked, and cleaned
- Range hood filter pulled and degreased
- Refrigerator coils vacuumed, from the front
- Pull and rinse the dishwasher filter
Laundry and filters
Cleaned, checked and documented
- Washer gasket wiped clean, supply hoses inspected
- Dryer connection checked: hose attached, not crushed, exterior flap clear
- HVAC and refrigerator filters checked for age
- Filters replaced only when due, then dated and photographed
Plus the seasonal jobs: winter doors, spring irrigation, summer ceiling fans, fall detectors, photographed before and after.
Beyond the visit, the Home Manager sources and manages the vendors: recurring work such as lawn care, cleaning, pool and pest control, and one-off work from plumbing through a remodel. Employees pay the vendor rate with nothing added on top.

Employees are covered where we have Home Managers on the ground. Anyone outside the area goes on a waitlist rather than a dead end, and you see that split before you launch. Dallas coming soon.
