Golden Home Management, LLC ("Golden," "we," "us," or "our") provides home management services, including home maintenance assessments, vendor coordination, and related services (the "Services"). This Privacy Policy describes how we collect, use, disclose, and protect information about you when you visit www.goldenhomemanagement.com (the "Site"), use our Services, or otherwise interact with us.

By using the Site or our Services, you agree to the collection and use of information as described in this Privacy Policy. If you do not agree, please do not use the Site or Services.

1. Information We Collect

Information You Provide to Us

  • Contact information: name, email address, phone number, and mailing address when you request information, schedule a consultation, sign up for our Services, or communicate with us.
  • Account and service information: property address, details about your home and its systems and components (for example, HVAC, plumbing, appliances, water heater), service history, service preferences, and information you share so we can perform the Services, which may include home access instructions you choose to provide.
  • Payment and billing information: billing address and payment details. Payments are processed through third-party payment processors; we do not store full payment card numbers on our systems.
  • Communications: the contents of messages you send us by email, text message, phone, web form, or other channels.
  • Program sponsor information: if you receive our Services through an employer benefit program, homeowners association, or similar program, we may receive your name and contact information from the program sponsor to enroll and serve you.

Information Collected During Service Visits

  • Property condition information: notes, assessments, and reports about the condition of your home and its systems.
  • Photographs and video: images of your property taken by our team or our vendor partners to document condition, needed repairs, and completed work.

Information Collected Automatically

When you visit the Site, we and our third-party partners automatically collect certain information using cookies, pixels, and similar technologies, including: IP address, device and browser type, operating system, pages viewed, links clicked, referring URLs, and the dates and times of visits. See Section 4 (Cookies, Analytics, and Advertising) for details.

Call Recordings and Transcripts

We may record or transcribe phone and video calls with customers and prospective customers for quality assurance, training, accurate record-keeping, and service documentation. Where notice or consent is required by applicable law, we will provide notice or obtain consent.

2. How We Use Your Information

We use the information we collect to:

  • Provide, operate, and improve the Services, including scheduling visits, preparing home assessment reports, and coordinating repairs and maintenance with third-party contractors;
  • Communicate with you about your account, service visits, quotes, invoices, and customer support;
  • Process payments and manage billing, including consolidated billing for service providers we manage on your behalf;
  • Send you marketing and promotional communications, where permitted by law (you may opt out at any time);
  • Personalize and measure the effectiveness of our marketing and advertising;
  • Analyze how the Site is used so we can improve it;
  • Detect, prevent, and address fraud, security issues, and technical problems;
  • Comply with legal obligations and enforce our agreements.

We may use information about your home's systems and service history, including in de-identified or aggregated form, to improve our service recommendations, maintenance planning, and business operations. We may use software tools, including artificial intelligence tools, to help summarize communications, prepare reports, and support our team; our personnel remain responsible for service decisions affecting your home.

3. How We Share Your Information

We do not sell your personal information for money. We share information only as described below:

  • Third-party contractors and vendor partners: We share the information reasonably necessary for vendors to perform work at your property, such as your name, property address, contact information, and a description of the work needed. Our vendor partners are contractually required to protect your information and use it only to perform services on our behalf.
  • Service providers: We use third-party providers for functions such as customer relationship management, accounting and invoicing, payment processing, scheduling, communications (email, phone, and text), call recording and transcription, website hosting, and analytics. These providers may access personal information only to perform services for us.
  • Program sponsors: If you receive Services through an employer benefit program or homeowners association, we may confirm enrollment and provide aggregate or limited usage information to the sponsor as needed to administer the program. We do not share the details of your home's condition or your service reports with a sponsor without your consent.
  • Advertising and analytics partners: As described in Section 4, we share limited information (such as identifiers, device information, and Site activity) with analytics and advertising partners. This sharing may be considered "targeted advertising" under some state privacy laws, and you can opt out as described below.
  • Legal and safety: We may disclose information if we believe it is required by law, subpoena, or other legal process, or necessary to protect the rights, property, or safety of Golden, our customers, our employees, or others.
  • Business transfers: If Golden is involved in a merger, acquisition, financing, reorganization, or sale of all or part of its business, information may be transferred as part of that transaction, subject to reasonable confidentiality protections.

Text messaging (SMS) disclosure: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with, or sold to, any third parties.

4. Cookies, Analytics, and Advertising

We use cookies and similar technologies on the Site, including:

  • Essential cookies required for the Site to function;
  • Analytics tools, including Google Analytics, which help us understand how visitors use the Site. You can learn how Google collects and processes data at policies.google.com/technologies/partner-sites and opt out via the Google Analytics Opt-out Browser Add-on;
  • Advertising pixels and tags, including the Meta (Facebook) Pixel and Google Ads tags, which allow us to measure ad performance and show you relevant ads on other sites and platforms.

Your choices:

  • Most browsers allow you to block or delete cookies through browser settings;
  • You can control personalized advertising through your Meta ad preferences (facebook.com/adpreferences) and Google ad settings (adssettings.google.com);
  • You can opt out of certain interest-based advertising through the Digital Advertising Alliance at optout.aboutads.info;
  • We honor opt-out preference signals, such as the Global Privacy Control (GPC), where required by applicable law.

5. Text Messages (SMS)

By providing your mobile phone number and opting in, you consent to receive text messages from Golden Home Management related to your Services (such as scheduling, visit reminders, and service updates) and, if you separately opt in, marketing messages. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time and HELP for assistance. Consent to receive text messages is not a condition of purchasing any Services. See Section 3 for our SMS data-sharing disclosure.

6. Data Retention

We retain personal information for as long as needed to provide the Services, comply with legal, tax, accounting, and insurance obligations, resolve disputes, and enforce our agreements. Records of work performed at your property (including reports and photographs) may be retained after your service relationship ends to document the work, support warranties, and meet legal requirements. When information is no longer needed, we securely delete or de-identify it.

7. How We Protect Your Information

We use reasonable administrative, technical, and physical safeguards designed to protect personal information, including access controls, employee confidentiality obligations, and vendor contractual protections. We treat information about your home, including access instructions, schedules, and property details, as sensitive and restrict access to personnel and vendors who need it to serve you. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

8. Your Privacy Rights

Depending on where you live, you may have rights under applicable state privacy laws (such as the Texas Data Privacy and Security Act), including the right to:

  • Confirm whether we process your personal information and access it;
  • Correct inaccuracies in your personal information;
  • Delete personal information you provided or that we obtained about you;
  • Obtain a portable copy of your personal information;
  • Opt out of targeted advertising.

To exercise any of these rights, contact us using the information in Section 12. We will verify your request and respond within the time required by applicable law. We will not discriminate against you for exercising your rights. If we decline a request, you may appeal by replying to our decision, and we will inform you of the outcome. Texas residents who are dissatisfied with the outcome of an appeal may contact the Texas Attorney General.

9. Children's Privacy

The Site and Services are intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, contact us and we will delete it.

10. Third-Party Links

The Site may contain links to third-party websites and services. This Privacy Policy does not apply to those third parties, and we are not responsible for their privacy practices. We encourage you to review their privacy policies.

11. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. When we do, we will post the revised policy on this page and update the Effective Date above. Material changes will be communicated by reasonable means, such as a notice on the Site or an email to customers. Your continued use of the Site or Services after changes take effect constitutes acceptance of the revised policy.
