The same person, four times a year.

Your Home Manager performs the visit personally. Not a subcontractor, not whoever's available. Somebody who already knows what your water heater looked like last spring.

The visit is what the paid plans add to Golden Free. On Free you get the full assessment and every project facilitated at no charge. On Basic, Pro and Premium the visits happen four times a year, about an hour each, and they are the reason the house stops surprising you.

The same core maintenance, every visit

Small problems get expensive quietly. The quarterly visit exists to catch them while they are still small.

Every visit runs the same core maintenance, about an hour of hands-on work, then the two of you decide what to tackle now, what to watch, and what to line up for later in the year.

Water damage spreads far beyond what the eye can see. A quarterly reading catches it while it is still small.

Nothing gets started without your go. We come with an opinion and the reason behind it, and the decision stays yours.

Water and plumbing

Readings, fixtures and shutoffs

  • Moisture meter readings at every bath, the kitchen, the laundry, and the water heater. Every reading photographed and logged in your Home Brief.
  • Run the fixtures and flush-test the toilets
  • Check the toilets for rocking
  • Shutoffs labeled at your first visit, then verified every visit after
  • Water heater looked over every visit: corrosion, fittings, moisture reading at the base, expansion tank, and the unit's age on record

Kitchen care

Four hands-on tasks

  • Disposal run, checked, and cleaned
  • Range hood filter pulled and degreased
  • Refrigerator coils vacuumed, from the front
  • Pull and rinse the dishwasher filter

Laundry and filters

Cleaned, checked and documented

  • Washer gasket wiped clean, supply hoses inspected
  • Dryer connection checked: hose attached, not crushed, exterior flap clear
  • HVAC and refrigerator filters checked for age
  • Filters replaced only when due, then dated and photographed

The seasonal jobs

Two jobs for the season, before and after photos

Winter

  • Weather stripping on exterior doors inspected
  • Door hinges and locks lubricated

Spring

  • Every irrigation zone run, one at a time: broken heads, geysers, and dead zones photographed
  • Window wells cleared and ground-level gaps sealed against pests

Summer

  • Ceiling fans run and balanced
  • Water pressure at the hose bib, photographed and compared against your baseline

Fall

  • Every smoke and carbon monoxide detector located, checked, and put on record
  • Fireplace check-in: we go through it with you before the season, light the pilot if you use it, and tell you straight if it needs a professional sweep first

The visit covers the core maintenance above, the seasonal jobs, and the gameplan for the quarter. Anything outside that scope is quoted and waits for your go.

The Home Brief

After every visit you get the Home Brief. What we did, what we measured and recorded, and what is worth deciding about before next quarter.

Plain language, never trade shorthand, and yours to keep. Over four visits it becomes the record of your house that nobody has ever had.

The visit is one part of the subscription

Most of your Home Manager's time is spent between visits: sourcing vendors, comparing scopes, chasing schedules, and making sure the work is done right before you pay.

We find who should do it

A fence repair, a bathroom refresh, a full renovation. We match the job to the right licensed and insured vendor, and we stay on it until it is finished.

We make the price fair

You pay the vendor's rate, not a marked-up one. On larger work we bring two quotes with the difference explained, and nothing starts until you say go.

We hold them accountable

The vendor warranties their own work. We make sure that warranty means something, and that the work is not considered done until you are happy with it.

Recurring services, routed through us

Lawn care, pool service, pest control, cleaning, gutters. On Premium these run through your Home Manager instead of through your memory.

You stop being the one who remembers the landscaper's phone number, chases dispatch when somebody misses a week, or argues about whether the pool was actually serviced. Your Home Manager coordinates it, you still pay the vendor's rate, and you get one place to ask what happened.

When something urgent happens

We are not a 24-hour dispatch, but we partner with trusted emergency vendors who prioritize Golden customers.

Every customer gets direct lines to those vendors for after-hours needs. Just tell the vendor you are a Golden customer. The billing and the customer experience still fall to us.

Between visits, it is one message.
