HVAC maintenance you should do monthly, quarterly and annually

Regular maintenance is something that every homeowner knows about. It’s important to not only keep your home and appliances running smoothly, you also have to be proactive in spotting any potential problems before they arrive. Especially when it comes to your HVAC system.

 

Here are some handy checklist items you can use to take care of your HVAC system, so you can be comfortable for years to come.

Monthly HVAC maintenance tasks

Here are some of the tasks you can tackle each month on your HVAC system:

 

Check air filter

Each month you should check your heating and cooling system’s air filters, especially if they’re the cheap ones. For disposable ones you can replace if needed. For reusable ones, clean them before reinserting.

 

Check air grilles & air registers

You’ll want to check vents throughout your home. You want to avoid closing off any more than 20% of the vents in your home, as this could restrict airflow to the HVAC system and cause problems with performance.

 

Clear area around heating and cooling system

Be sure to not store anything like gasoline, rags or flammable materials near the HVAC system.

Quarterly HVAC maintenance tasks

Each quarter or season, here are some of the tasks you can put on your checklist to ensure quality HVAC performance and efficiency.

 

Replace or clean air filter

If you don’t need to replace or clean your filters monthly, you should be doing so on a quarterly or seasonal basis.

 

Clean coils and condensers

Condenser coils need to be clean so they can work efficiently. Debris like cottonwood fluff or pet dander can build, reducing the efficiency of your system.

Annual HVAC maintenance tasks

While you’re tackling HVAC maintenance by the month and quarter or season, there are still some things you should schedule at least once a year to ensure maximum performance:

 

Schedule one HVAC maintenance appointment per piece of equipment

For equipment like the AC or air handler/heat pump, regular maintenance twice a year is recommended (note: this is included in our monthly maintenance plans)

 

Examine ducts for holes or leaks

Each year you should check your condensate line to make sure it’s working properly. This will help you prevent flooding.

 

Clean all indoor air quality components

You should clean your filters and humidifiers each year at the very least.
